Existing buildings are characterized by the continuous change in functional requirements of their end-users. As such, they subjected to renovation or reconstruction, which is associated with total partial demolition buildings, leading an increase construction and waste. In addition, materials abandoning circular loop leave adverse impact on environment. This research integrates building information modeling (BIM) approach lean principles ensure early involvement key participants decision-making process. aids planning sequencing deconstruction phases required before actual activities take place. The paper presents practical implementation a BIM plug-in Tool. assumptions scope based was designed briefly discussed. A case study for mechanical, electrical, plumbing (MEP) model introduced illustrate features proposed results encourage selective dismantling elements customers’ needs. Building capabilities were also investigated. tool decreasing uncertainties involved projects. can be implemented national level automate projects optimize extraction salvaged elements. recovery option such final destiny secured sufficient time from original locations.
